Rental Policy and Fees

Pet Policy

We are pet friendly, because we understand that over 60% of renters own some type of animal. For your convenince we have a generous pet policy, however there are some restrictions and fees that apply to pets. Please see the following guidelines we follow. If you do not meet these guidelines, we are sorry to say that we cannot change them for your situation.

  • MAX 2 animals per house (any combination of cats or dogs. this also includes some smaller house pets and excludes birds)
  • Dogs cannot be larger than 60lbs. (must be verified by family veterarian if in question.)
  • No vicious or dangerous dogs with previous bite or damage history. (this includes vicious dogs as listed on the CDC list)
  • FEE: One time fee of $250 per animal or monthly fee of $20 per animal.

Damage Deposit

Required at the time of rental is a damage deposit. This is equal to one months rent. However, depending on your credit situation, we may request a higher damage deposit in order to qualify your rental application. The damage deposit is not considered rent, at no time will it be applied to your current rent payment while you are renting. However, if your lease is terminated or if rents are left unpaid after move out we can keep the amount owed from your damage deposit. We also require specific requirements in the lease that must be performed when moving out. These are related to cleaning and repairing damaged property before move out. If it is found the property is not left in the condition it was at the time of move-in, we will charge against your damage deposit the amount of repair paid to a service contractor. The collection amount is not limited to your damage deposit. If damage repaired is more than the damage deposit, we will send a statement with the amount due to Cardinal Leasing.
